The Tenant(s) are responsible for all damage that any pet causes, regardless of ownership of said pet to restore the property to its original condition at their expense. I also put a weight limit on the dogs - mainly because the larger dogs do cause way more damage. It greatly reduces the amount of people who will want to rent the apartment afterwards without basically ripping up the carpet or possibly repainting. This is an issue I have thought long and hard about.įirst, I would never allow cats into my properties. This is more about quality pet owners than anything. I've had a few cats and not a one had any urine issues in the house litter box only. Family has also owned tiny dogs and behavior is all the same. I've always owned big dogs (pit mixes, labs, etc) and no problems. But she couldn't afford the unreasonable pet fees being placed on her. Meanwhile she's as responsible as they come. My sister got killed on pet premiums and eventually left her place because of it. Set some terms that both help protect and clean the place, offer a REASONABLE premium if needed (we pet owners will pay it), and probe previous rental references. My point is you're going to get horror stories saying don't rent pets and people like me who can't find a single horror story from my group of friends/family that say it is no issue. Eventually we moved in with family for a couple months when we bought a house until it was ready. And those details were the only reason they agreed (extra screening I would call it). With that in our file, us both working from home, and both being high paid successful professionals with a long rental history we still only were able to find 3 places to rent from a few years ago. We also offered an extra $25 a month in our rent.

That included professional carpet cleaning, professional cleaning crew, and special inspection at termination. Our previous landlord didn't allow them and only agreed because we were quality tenants and added some new terms to the agreement. My wife and I are working professionals who at the time of renting, had a hard time finding somewhere that would allow our dog and cat. I know no one in my circle who rented with pets and let their place get destroyed. As an ex-renter, I had such a hard time finding places that would allow pets.
